HVAC Hygiene Audits

HVAC Hygiene

HVAC Hygiene Audits can be conducted on any small or large buildings to provide piece of mind that your HVAC system is clean, efficient and providing the comfort the occupancy deserves. Audits can involve inspections of the HVAC systems as well as air balancing.

Often the HVAC system is set and forgotten, trusting that the AS 1851, AS/NZS 3666.2 and AIRAH DA19 best practice guideline will include the hygiene condition of the maintenance contract. The DA19 states that the HVAC system should be cleaned as required and don’t refer to the document that defines the term “required” or any instruction on what is unclean.

The AIRAH HVAC Hygiene Guideline 2010 defines a clean standard of HVAC system and the frequency of cleaning. The aim of the document is to improve IAQ, occupant productivity and HVAC efficiency while reducing risks of mechanical failure and fire hazards.

Aside from providing improved air quality, better occupant comfort and energy efficiency, maintaining clean HVAC systems help ensure the responsibilities of applicable Health and Safety legislation and due diligence to a building and its occupants are met.

Maybe it’s time to ask yourself:

  • Do you believe that that the DA19 is enough to satisfy the overall building’s and occupancy’s health?
  • Are people complaining of regularly getting sick or experiencing allergies only when they are in your building
  • Has the floor plan changed since its original design?
  • Are people complaining that it is “too cold” or maybe “too hot”?
  • Are people placing paper in your air grills to diffuse air flow?
