Discovery Call

We begin with a complimentary discovery call to listen and understand your mould concerns. Here, we may ask questions regarding your exposure history, your home or ask you to complete our online survey.

Comprehensive Mould Inspections & Mould Testing

We provide in-depth home inspection, visual assessment, thermal imaging, moisture metering, targeted mould testing of air and surfaces and mould identification. We aren’t afraid to go where others won’t - Roof spaces, subfloors, wall cavities, and tight crawl spaces.

Physical Inspection

We perform non-destructive visual inspection looking for signs or evidence of moisture in building materials, mould and water damage & odours. We can use thermal imaging devices, digital moisture-mapping equipment, and techniques for moisture, temperature, and humidity assessment.

Air/surface samples

We perform microbial sampling of air and/or surfaces collecting samples (both viable and non-viable mould spores, pollen, insect parts, skin cell fragments, asbestos fibres, fibreglass, etc.). Samples are sent to a laboratory to provide you with evidence of observed mould growth, airborne mould concentrations, predominant genera (families) of mould and differences between the control sample (outdoor) and the rooms inside.

Findings

Our findings are customised to your budget and needs and delivered as either a high points summary of findings, an executive report, or a comprehensive consulting report.

Maybe you’re not ready for a full property inspection or you’d like expert advice about a mould, water damage, condensation issues or renovation concerns. While an online consultation can’t replace an in-person home inspection, it’s still a valuable way to explore specific issues or questions you may have about a property.

Our paid online / video consultation gives you direct access to our specialists for a one-on-one discussion, available for 30, 45, or 60 minutes and can be held online (a link will be provided after booking) or by phone/FaceTime. 

Ideal for: Pre-purchase advice, properties in regional or remote locations, renovations or for those that just need guidance and clarity on specific mould/moisture related issues and their next steps.

Frequently Asked Questions

Preparing for the Inspection

For windows/louvres/doors/bi-folds:

  • Please ensure your home remains closed as much as possible to separate outdoor air from indoor air from the night before our visit.

     

Access:

  • Please ensure that we have access to all areas of concern, including basements, crawl spaces, and roof spaces, if relevant.
  • If we need to enter the roof space, please be prepared for power to be turned off for a short time while we access it.

Previous water damage & mould issues:

  • If you have any reports about past water damage, repairs, or mould problems, it’s helpful to email them or have these ready at the inspection.
  • Please let us know about any mould remediation activities, including fogging, that have occurred, either by your insurance provider, landlord, or yourselves, and if clove oil or alternative solutions have been used.
  • If you have concerns about the air conditioning or HVAC, please keep it off from the night before the visit.
  • Please stop using all stand-alone air filters and purifiers for 24hrs before our visit.
  • With regard to post-remediation verification (PRV), all air scrubbers should ideally be turned off for 24hrs before our inspection; however, sampling can still occur if air scrubbers need to remain on.

We prefer to inspect your home in its regular, lived-in appearance, without extra cleaning before we arrive. However, if you clean daily for health reasons, please let us know beforehand.

What to expect during our investigations

Our professional mould investigations typically involve a thorough visual inspection of the property using specialised equipment, the collection of measurable data and microbial samples, and laboratory analysisto support our reports and recommendations.

  • We inspect the building for signs or evidence of moisture in building materials, mould and water damage.
  • We can use thermal imaging devices, digital moisture-mapping equipment, and techniques for moisture, temperature, and humidity assessment.
  • We perform microbial sampling of air and/or surfaces using non-cultured techniques. This may include collecting air samples (which collect both viable and non-viable mould spores, pollen, insect parts, skin cell fragments, asbestos fibres, fibreglass, etc.) or taking surface samples.
  • Samples are sent to a laboratory to provide you with evidence of observed mould growth, airborne mould concentrations, predominant genera (families) of mould and differences between the control sample (outdoor) and the rooms inside.

A typical inspection takes up to 2 – 3hrs, but the exact duration can vary depending on the size of the home and the extent of mould/water damage.

You don’t need to be present unless you want to; we suggest being available at the start to discuss concerns and at the end to review initial findings.

Our inspectors may wear a mask in certain situations, such as entering a roof space or subfloor, or when there is extensive visible mould.

We respect shoe etiquette in homes and are OK with taking off our shoes or wearing boot covers. There may be situations that require us to wear our shoes (such as climbing ladders or accessing roof spaces) for occupational safety reasons. For these instances, we will use a disposable mat to prevent direct shoe contact with your flooring.

Yes. Please let us know your needs in advance, and we will avoid perfumes, scented products, and other triggers, and we can also wear disposable boot covers if you prefer.

During an inspection, we may need to move furniture, look in cupboards or open drawers to do a thorough assessment— which means we might come across some of your personal items. Please rest assured that we always maintain the utmost professionalism and respect your privacy at all times.

Our mould inspections do not include testing for electromagnetic fields (EMF), chemicals, pollen, or other allergens.

No. While an ERMI can help identify the general presence of mould in a property, such as during an initial home assessment or when recommended by a medical professional, it cannot determine the location, extent, or cause of mould and moisture problems.

After the inspection

Laboratory analysis usually takes about 3 days. For urgent situations, we can provide verbal preliminary results soon after laboratory analysis. The final written report is typically delivered within 7 business days after inspection and analysis.

Environmental dysbiosis in buildings refers to an unhealthy imbalance in the indoor microbial community, where excess moisture promotes the overgrowth of certain moulds, bacteria, and other microorganisms, disrupting the normal microbial ecosystem and potentially increasing health risks for occupants.

No. We provide mould inspection and post-remediation verification (PRV) services, independent of mould cleaning and remediation providers. This separation helps avoid conflicts of interest and ensures that we align with industry standards (such as IICRC S520).
